  • CPI Adjustment


    We don’t believe it is fair for our tenants to be locked into predefined rent increases at the end of each lease term. These increases are usually calculated at a 3% annual increase to base rent to protect the owner’s financial risk. As a result, tenants often face a 9-12% jump in rent at the end of a three or five year lease term in order to renew for the next lease period.

    Rather than using this one-sided methodology, we provide leases that adjust annually based on the change in the US-CPI-U with a 3% maximum increase and a 0% floor. This method has resulted in an average annual rent increase to our tenants in the past ten years of only 1.1 percent per year. This is by far a fairer approach to the tenant and fosters a longer term partnership between us and our tenants.
