About 333 Building

This building exemplifies “Historic Nouveau,” a term coined by Jericho Development, referring to the seamless blending of a distinctly contemporary building design into its historic urban context. After being destroyed by fire and wind, this 10,000 square foot building has been nearly fully occupied since its reconstruction in 1998, and is the first success story for Jericho Development Company. Just footsteps away from a multitude of restaurants, galleries and retail shops, this is the place to be if you love downtown.

  • CPI Adjustment

We don’t believe it is fair for our tenants to be locked into predefined rent increases at the end of each lease term. These increases are usually calculated at a 3% annual increase to base rent to protect the owner’s financial risk. As a result, tenants often face a 9-12% jump in rent at the end of a three or five year lease term in order to renew for the next lease period.

Rather than using this one-sided methodology, we provide leases that adjust annually based on the change in the US-CPI-U with a 3% maximum increase and a 0% floor. This method has resulted in an average annual rent increase to our tenants in the past ten years of only 1.1 percent per year. This is by far a fairer approach to the tenant and fosters a longer term partnership between us and our tenants.
